ENSURING SUSTAINABILTY THROUGH OPERATION AND MAINTENANCE (O&M)

OBJECTIVE:

Objective of a well designed and Effective O&M is to achieve the intent of the original building design team, i.e., so that the building systems deliver services to building occupants. O&M is also the discipline through which long-term goals of economy, energy efficiency, resource conservation, and pollution prevention can be achieved, while meeting the comfort, health, and safety requirements of the tenants. Un fortunately, in our culture, this part is not being given due importance. Building owner are looking into short term savings without considering the life cycle costs.

OVERVIEW:

No matter how sustainable a building may have been in its design and build stages, it can only remain so if it is operated responsibly and maintained properly” It is like a fire triangle having design, construction and O&M being parts. Operations and maintenance” (O&M) includes all aspects of running a building over the course of its useful life. Because of the far-reaching nature of O&M, a well-designed and properly executed program is critical to the overall success of a “sustainably-designed” facility. Operation and maintenance personnel should be part of the project planning, construction and commissioning stages. Implementing sustainable practices, improving performance, cost effectiveness, heightening efficiency and reducing environmental impact in existing buildings can also be achieved through enhanced operations and maintenance.

INTRODUCTION:

Facilities operations and maintenance encompasses all that broad spectrum of services required to assure the built environment will perform the functions for which a facility was designed and constructed. Operations and maintenance typically includes the day-to-day activities necessary for the building, its systems and equipment to perform their intended function. Operations and maintenance are combined into the common term O&M because a facility cannot operate at peak efficiency without being maintained; therefore the two are discussed as one.

O&M is usually given the least priority and mostly ignored in our culture in particular. Thereby, the systems start deteriorating immaturely. Changing a set point above or below the recommendations, by passing a safety feature, ignoring an alarm or not fixing a loose bolt, a problem oversight are so simple acts but can lead to a catastrophe for the equipment/system. Restoration can be very costly and with scarcity of funds, this may never be brought to original conditions. This paper will address the above issue in details. Starting from what needs to be included in design construction and commissioning phases in relation to O&M. What is an O&M team and what is expected of them? What and how an effective O&M can be executed? How an effective O&M can enhance the service life of equipment, energy and resources conservation which in turn leads to cost savings and sustainability.
